Georgia Commercial Lease Agreement
This Georgia Commercial Lease Agreement (hereinafter referred to as the "Agreement") is made this ___ day of __________, 20__ (the "Effective Date"), by and between _____________________ (hereinafter referred to as the "Landlord"), with a mailing address of _________________________________________, and _______________________ (hereinafter referred to as the "Tenant"), with a mailing address of _________________________________________. This Agreement is subject to the laws of the State of Georgia, including but not limited to the Georgia Landlord-Tenant Act, where applicable.
WHEREAS, the Landlord is the owner of certain commercial property located at _____________________, Georgia (the "Premises").
WHEREAS, the Tenant desires to lease the Premises from the Landlord for commercial purposes.
NOW, THEREFORE, in consideration of the mutual covenants and agreements contained herein, and for other good and valuable consideration, the receipt and adequacy of which are hereby acknowledged, the parties hereto agree as follows:
- Lease Term: The lease term shall commence on ________ and shall terminate on ________ unless sooner terminated pursuant to any provision hereof.
- Rent: The Tenant agrees to pay the Landlord __________ ($___) per month as rent for the Premises, payable on the first day of each month.
- Security Deposit: Upon execution of this Agreement, the Tenant shall deposit with the Landlord the sum of __________ ($___) as a security deposit for the faithful performance of all the Tenant's obligations under this Agreement.
- Use of Premises: The Premises shall be used for commercial purposes only and for the business of _______________________, and for no other purpose without the prior written consent of the Landlord.
- Maintenance and Repairs: The Tenant shall, at its own expense, keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the term of this Agreement and any renewal thereof.
- Alterations and Improvements: The Tenant may not make any alterations or improvements to the Premises without the prior written consent of the Landlord. All alterations and improvements shall become the property of the Landlord unless otherwise stipulated in writing.
- Insurance: The Tenant shall maintain at its own expense a comprehensive general liability insurance policy covering the Premises with a reputable insurance company.
- Compliance with Laws: The Tenant agrees to comply with all laws, ordinances, and regulations applicable to the use of the Premises.
- Sublease and Assignment: The Tenant shall not sublease, assign or transfer this lease or any interest herein without the written consent of the Landlord, which consent shall not be unreasonably withheld.
- Termination: Upon termination of this Agreement, the Tenant shall return the Premises to the Landlord in the same condition as at the commencement of the lease, reasonable wear and tear excepted.
