Georgia Residential Lease Agreement
This Lease Agreement ("Agreement") is entered into by and between ______________________ ("Landlord") and ______________________ ("Tenant") on this ________ day of __________, 20__. It is expressly agreed that this Agreement is under and subject to the Tenant laws of the State of Georgia, and should be governed by the laws thereof.
The premises herein referred to is located at _______________________________________ ("Premises").
1. Term of Lease: The lease term will commence on __________, 20__ and shall terminate on __________, 20__, unless earlier terminated under the terms and conditions of this Agreement.
2. Rent Payments: The Tenant agrees to pay the Landlord a monthly rent of $__________, payable in advance on the first day of each month. The first rent payment is due on __________, 20__.
3. Security Deposit: A security deposit of $__________ shall be paid by the Tenant upon execution of this Agreement. This security deposit shall be returned to the Tenant, without interest, pending no damages to the Premises upon the termination of this Agreement.
4. Maintenance and Repair: The Tenant agrees to keep the rented premises in a tidy and sanitary condition and is responsible for the repairs of all damages caused by the Tenant's negligence.
5. Use of Premises: The Premises shall be used solely for residential purposes and no other purposes without the prior written consent of the Landlord.
6. Occupants: The Premises shall not be occupied by more than ______ persons without the prior written consent of the Landlord.
7. Utilities: The Tenant is responsible for the payment of all utilities for the Premises unless otherwise agreed upon in writing by the Landlord.
8. Alterations: The Tenant shall not make any alterations to the Premises without the prior written consent of the Landlord.
9. Subletting: The Tenant shall not sublet the Premises or any part thereof without the prior written consent of the Landlord.
10. Termination: Upon termination of this Agreement, the Tenant shall vacate and return the Premises to the Landlord in a condition similar to that at the commencement of the Agreement, reasonable wear and tear excepted.
11. Lawful Use: The Tenant agrees to use the Premises in a manner consistent with all applicable federal, state, and local laws and ordinances.
